Land leads
Please read the following excerpt from the book, The Freedom Community Movement, regarding ideal land for developing Freedom Communities. If you know of land you think might be suitable, please provide information about it on the form at the end of this page.
Finding land
The long-term goal is to have hundreds and even thousands of Freedom Communities throughout the world. The short-term goal is to develop the first ten in areas where the climate is least challenging, where winters are mild and the initial staff and students can live in campgrounds year round during the early stages of development.
Good locations for initial communities in the United States:
• Anywhere in Florida or Hawaii
• Areas in Oregon, Washington or northern California near the coast where winters are mild. Also, southern California where water is available.
• Southern Georgia, Alabama, Mississippi, Louisiana, Texas
• Arizona or New Mexico, where there is the availability of sufficient water for farming
Good locations for initial communities outside the United States:
• Mexico, Central America, South America (where winters are warm), the Caribbean
• Warm areas of New Zealand and Australia
Ideal parcels of land: Two sections (1,280 acres) or more of beautiful, rural land with a mixture of woods and pastures, lakes and streams at or below fair market value. It should be within a reasonable commute to a town or small to medium-sized city, which can provide products and services not available in the Community and also opportunities for employment for those who need or desire to work outside the Community. Ideally, the seller owns additional, contiguous land that would be available for purchase at a later date and either used to expand the community or maintained as a nature preserve, accessible, minimally, to the people in the Community. Hot mineral springs on the property, would, for many reasons, be highly desirable.
Ideal landowners would provide owner financing and agree to be paid from cash flow as residential lots are sold. Further, while not a requirement, an ideal landowner would be excited about the prospect of their land being developed as envisioned. A desire to support the Freedom Community Movement along with caring about what happens to their land would inspire such excitement. Owners sometimes have a strong emotional attachment to their land, especially if it has been in their family for more than a generation, and as if it were an old friend, want it to be honored and treated with respect. Such an owner would be ideal. It would be helpful if the owner were willing to participate in the site planning process. To facilitate re-zoning and permitting, it would be helpful if the owner were familiar with the local cultural and political landscape and willing to give assistance and advice. An ideal owner would enjoy being involved in the development process.
There is another possibility. Someone with a desire to advance this Movement purchases property that is then sold as described above (seller provides financing and agrees to be paid from cash flow). With this approach, the exercise is simply finding ideal land, which would, likely, be easier than finding both ideal land and a seller willing to provide financing.
